The $35,000 Backyard Suite Incentive (launched March 2, 2026) applies to garage suites, laneway homes, and ADUs. Not basement suites. Basement and ground-floor legal suites qualify for the SSIP, which provides up to $10,000. If you're building both a basement suite and a garage suite, you could access up to $10,000 (legal suites) or $35,000 (backyard suites) in grants.
Yes. SSIP recipients are required to maintain the suite as a long-term rental for a minimum of 2 years (short-term rentals like Airbnb and VRBO are not permitted during this period). However, if you repay the incentive funds in full at any time, the restriction is immediately lifted and you may apply for a short-term rental licence. This gives you flexibility if your plans change after construction.
Calgary's amnesty program for unpermitted secondary suites has a deadline of December 31, 2026. If you have an existing basement suite that was never properly permitted, you can apply to legalize it before this date. Often at a lower cost than starting fresh, and potentially with SSIP funding to offset costs. After the deadline, enforcement action may begin on unpermitted suites.
