A Fixed-Price Agreement is a contract where the total project cost is determined upfront, based on a detailed scope of work. Unlike estimates, this price does not change unless you request modifications. It provides clarity and peace of mind.

How long does a typical project take? +

Timeline varies by scope, but most projects take between 8-16 weeks. We provide a detailed schedule in your Fixed-Price Agreement and keep you updated every step of the way.

Are secondary suites code-compliant in Calgary? +

Yes. We ensure every secondary suite meets City of Calgary bylaws and Alberta Building Code. All work is inspected and permitted. You may also qualify for SSIP rebates up to $10,000.

Do you offer warranties on your work? +

Yes. All O.A.F projects include a comprehensive warranty. Workmanship is guaranteed, and we stand behind every detail of our construction.

What is WCB Alberta coverage? +

WCB Alberta is workers’ compensation coverage for all construction work in Alberta. O.A.F is fully registered and insured, protecting both our team and your project.

What is the $35,000 Backyard Suite Grant? +

Launched March 2, 2026, Calgary’s Backyard Suite Incentive provides up to $35,000 for homeowners building garage suites, laneway homes, or accessory dwelling units (ADUs). This is separate from the $10,000 SSIP for basement and ground-floor suites. Combined, eligible homeowners can access up to $10,000 (legal suites) or $35,000 (backyard suites) in city grants. Federal HAF funding backing this program may close as early as September 2026.

What is Calgary’s amnesty deadline for unpermitted suites? +

Calgary’s amnesty period for unpermitted suites ends December 31, 2026. Homeowners with existing unpermitted suites should legalize before this deadline to avoid enforcement action. The SSIP can offset up to $10,000 of the legalization cost. Book a free consultation to assess your suite.

What’s the difference between the $35,000 grant and the SSIP? +

These are two separate City of Calgary programs. The SSIP (Secondary Suite Incentive Program) provides up to $10,000 for basement and ground-floor secondary suites. The $35,000 Backyard Suite Incentive is a newer program (launched March 2, 2026) specifically for garage suites, laneway homes, and accessory dwelling units (ADUs). If you’re building a basement suite, you access the $10,000 SSIP. If you’re building a garage or backyard suite, you access the $35,000 program. Some properties may qualify for both if they build one of each type. Combined, eligible homeowners can access up to $10,000 (legal suites) or $35,000 (backyard suites) in city grants.
