Why OAF for Garage Construction

  • Fixed-price contracts every time. The number we sign is the number you pay.
  • In-house framing crew. Our framers are T4 employees on staff, not subs from Kijiji.
  • Permit and inspection management. Skipping permits voids homeowner insurance and can force demolition. We pull every one.
  • WCB + $5M liability. Anyone working on your property is covered. You take zero liability risk.
  • Garage-suite ready. We can engineer the foundation and walls to carry a future garage suite (the City lets you do this in two phases under separate permits). See Calgary’s $35K Backyard Suite Incentive for the upper-floor program.
  • 60-month workmanship warranty. Twice the industry default.

Calgary Garage Permit and Zoning Notes

Calgary requires both a Development Permit and a Building Permit for any new detached garage. Key zoning checks: lot coverage caps (typically 75 sqm or 14 percent), setbacks (0.6m rear/side minimum, 1.2m if walls have windows), height (4.6m to mid-roof in most R-1 and R-2 districts), lane access requirements, and drainage. OAF runs the Land Use Bylaw lookup on your address during the free consultation, so you know what fits before you spend on design.

Frequently Asked Questions

Do I need a permit for a garage in Calgary? Yes. The City of Calgary requires a Development Permit (zoning) and a Building Permit (construction) for any new detached garage, regardless of size. Building without permits voids most homeowner insurance, exposes you to City-ordered demolition, and can affect your home’s resale. OAF files every permit on every project as part of the fixed-price contract.

How long does garage construction take in Calgary? A typical detached garage takes 6 to 12 weeks of on-site construction once permits are issued. Permits themselves take 3 to 6 weeks at the City of Calgary. Total elapsed time from signed contract to handover is usually 3 to 5 months. Weather can extend timelines November through March, especially during the foundation pour.

Can I build a garage on my existing concrete pad? Sometimes. We need to inspect the pad for thickness (4 inch minimum), reinforcement, and frost heave damage. Pads in good condition can save $4,000 to $8,000 on the project. Pads with cracking, settlement, or insufficient depth must be removed and replaced. OAF assesses the pad on the free site visit and tells you honestly which path applies.

What is the difference between a heated and unheated garage? A heated garage is insulated (R20 walls, R40 ceiling minimum) and includes either in-floor radiant heat or a forced-air unit. Heated garages typically add $12,000 to $18,000 over an unheated build but are usable year-round for woodworking, vehicle maintenance, or any hobby that requires above-freezing temperatures. Unheated garages are fine for vehicle storage in Calgary winters as long as the doors stay closed.

Can OAF build a garage suite above the garage? Yes. We build garage suites either as a single-phase project or as a shell-then-loft sequence under two permits. A garage suite qualifies for Calgary’s Backyard Suite Incentive (up to $35,000 grant launched March 2026). See our Backyard Suite Calgary page for the full program details, eligibility, and pricing.
