Calgary’s New $35,000 Backyard Suite Incentive Program

On March 2, 2026 the City of Calgary launched the Backyard Suite Incentive Program. It pays up to $35,000 toward the cost of building a detached secondary suite in your rear yard. It is the largest single-project residential incentive currently available in Calgary. Applications are processed first-come, first-served while federal Housing Accelerator funds last.

A backyard suite is a self-contained, detached dwelling on the same lot as your main home. The City also calls these laneway houses, garden suites, and accessory dwelling units (ADUs).

Incentive Breakdown: Where the $35,000 Comes From

The Backyard Suite Incentive stacks four amounts:

  • Up to $15,000 for general construction costs
  • Up to $20,000 for underground infrastructure (water, sanitary, gas, electrical service to the new dwelling)
  • $7,500 for accessibility features (barrier-free entry, accessible bathroom, accessible kitchen)
  • $2,500 for projects requiring no Land Use Bylaw relaxations (built fully within district rules)

Maximum stacked total: $35,000. Most projects realize $20,000 to $28,000. The exact amount depends on the scope of underground work and whether you trigger any zoning relaxations.

Backyard Suite vs SSIP: Choose the Right Program

The Backyard Suite Incentive and the SSIP (Secondary Suite Incentive Program) are two separate programs. You cannot claim both on the same structure. The SSIP covers suites inside your main dwelling (basement or main-floor). The Backyard Suite Incentive covers detached suites in your rear yard.

If you have both basement space and a viable rear yard, you can run two separate projects (one under each program) for two units of rental income on a single property.

Eligibility: What Calgary Looks For

You are likely eligible if all of the following are true:

  • The property is your primary residence and is within Calgary city limits
  • The lot has sufficient rear yard for a detached structure (varies by district, typically 360 sq ft minimum lot coverage available)
  • The land use district permits a detached secondary suite (R-CG, R-G, R-1, R-1N, R-2 and others, verify by address)
  • You apply before construction begins. Work done prior to application is not reimbursable.
  • You have not previously received Backyard Suite funding for the same property
  • The suite will be a long-term rental. A short-term rental restriction applies based on the amount received.

Build Cost: What a Calgary Backyard Suite Actually Runs

Realistic 2026 pricing for a fully permitted, finished, code-compliant backyard suite in Calgary:

  • 400 to 500 sq ft studio: $130,000 to $165,000
  • 550 to 700 sq ft 1-bedroom: $165,000 to $200,000
  • 800 to 1,000 sq ft 2-bedroom: $200,000 to $260,000

Costs swing on three factors: foundation type (slab vs. crawlspace vs. heated basement), how far the new utility services need to run from the main dwelling, and finish level. Underground utility runs over 30 ft routinely add $8,000 to $15,000. That is why the City lets you claim up to $20,000 of that cost back through the incentive.

  4. Development and Building Permits. OAF submits both permits in parallel. Most backyard suites require a Development Permit (zoning) plus a Building Permit (construction).
  5. Construction. Typical timeline 14 to 22 weeks depending on size, foundation type, and trade scheduling.
  6. Inspections and occupancy permit. OAF coordinates all City inspections at every stage.
  7. Incentive claim. After final occupancy approval, OAF prepares the reimbursement package with every receipt, invoice, and inspection record the City requires. Payment typically arrives 4 to 6 weeks after a complete claim.

End-to-end, expect 8 to 60 months from first consultation to incentive cheque in hand.

Common Questions

Can I Airbnb my backyard suite? Not immediately. The City applies a short-term-rental restriction of 5 year per $10,000 of incentive received, capped at 3.5 years. After that window, an STR business licence is permitted. For long-term rental from day one, there is no restriction.

Do I need lane access? Not always. Some districts permit a backyard suite without lane access if the City is satisfied with the access plan. OAF checks this on your free consultation against current Land Use Bylaw rules for your address.

What if I run into zoning relaxations? You forfeit the $2,500 “no relaxations” bonus, but you can still claim the other $32,500. Many projects do request small relaxations (height, side setback) and still net well over $20,000 from the program.

Is OAF an approved Backyard Suite contractor? The City does not maintain an approved contractor list. You may choose any licensed contractor. What matters is that the work is permitted and built to code, which OAF does on every project.

Will the program run out of funding? The Backyard Suite Incentive draws from the same federal Housing Accelerator Fund as the SSIP. Federal HAF funding may reach capacity as early as September 2026. Applications are first-come, first-served. Apply early to lock in your funding.
