$35,000 Backyard Suite Incentive

Launched March 2, 2026, the City of Calgary's Backyard Suite Incentive Program provides up to $35,000 toward building a detached secondary suite in your rear yard. This is separate from the SSIP and covers laneway houses, garden suites, and other detached dwelling units.

  • Up to $15,000 for general construction costs
  • Up to $20,000 for underground infrastructure connections
  • $7,500 for accessibility features
  • $2,500 for projects requiring no Land Use Bylaw relaxations

Common SSIP Questions

The base SSIP rebate is $10,000. You can earn an additional $1,250 for meeting enhanced energy efficiency standards, and up to $5,000 for accessibility features. The maximum total is $16,250. Most homeowners receive the base $10,000.

The SSIP is funded through the federal Housing Accelerator Fund (HAF). Federal HAF funding may reach capacity as early as September 2026. Applications are processed first-come, first-served. The earlier you apply, the better your odds of securing funding.

No. The SSIP covers suites within the main dwelling (basement suites and main-floor suites). For detached backyard structures, the City launched the separate Backyard Suite Incentive Program in March 2026, offering up to $35,000.

From application to rebate cheque, expect 6-10 months total. Pre-approval takes 2-4 weeks, construction varies by project scope (typically 8-16 weeks for a basement suite), and post-construction reimbursement takes 4-6 weeks after final submission.
