Is my Calgary property zoned for a legal suite? Calgary’s zoning rules are in transition. 2024’s blanket rezoning made most residential lots (R-CG, R-G, R-1, R-1N, R-2) suite-eligible. On April 8, 2026, Council voted to repeal blanket rezoning effective August 4, 2026 — but a separate motion at the July 21, 2026 public hearing is expected to keep secondary suites permitted as a use in all low-density districts. Heritage and direct-control districts have always had additional restrictions. How long does a legal suite take to build in Calgary? A typical basement legal suite takes 8 to 14 weeks of construction once permits are issued. Permits themselves take 6 to 10 weeks at the City of Calgary Planning desk. Total elapsed time from signed contract to occupancy is usually 4 to 6 months. Underpinning projects (raising the basement floor) add 4 to 6 weeks.

What is the SSIP grant and do I qualify? The Secondary Suite Incentive Program is a City of Calgary grant of up to $10,000 toward a legal suite in your primary residence. To qualify, the property must be your primary residence, the suite must be long-term rental (no Airbnb for 2 years), and the work must be permitted and inspected. OAF prepares and submits the application as part of every eligible project.

What about the Dec 31 illegal suite amnesty? Calgary is running an amnesty for existing illegal (unpermitted) basement suites. Until December 31, owners can bring an illegal suite to legal status without penalty. After that date, enforcement and fines resume. If you have an unpermitted suite, this is the window. OAF handles legalization projects under the same fixed-price model.

Can I use the SSIP grant and still rent on Airbnb? Not for the first two years. The SSIP carries a 2-year long-term-rental requirement. After 2 years you may convert to short-term rental with a City business licence. If short-term rental from day one is the priority, you can build the suite without claiming SSIP and keep full flexibility. We will quote both scenarios.

Does OAF build legal suites outside Calgary? Yes. We take legal suite projects in Airdrie, Cochrane, Chestermere, and Okotoks.
